Shaping the skyline in the heart of Boston
As an architectural designer for 101 Seaport, we initially designed to respond to PDA guidelines and developed the building鈥檚 design through consideration of urban, environmental, and programmatic goals. Informed by energy use and views, the massing is separated into north and south boxes and guided by programmatic efficiency and flexibility. The expansive views to the north allow for equally expansive fenestration establishing a fa莽ade anchoring both Seaport Square and the district. The slender box to the north is distinct from the southern mass that is characterized by its need to regulate sunlight and energy. Also, all glass complements the sheer fa莽ade on the north by offering texture and articulation.
Limited to a maximum height of 250鈥-0鈥 by FAA regulations, 101 Seaport is 17 stories tall. The primary massing is also informed in section by the PDA as the building is divided into a 75鈥 4鈥 story podium and 175鈥 tower providing a gross building area of approximately 632,686 SF and a rentable area of approximately 440,000 SF.
Prominently positioned on Seaport Boulevard, the building鈥檚 base adds to the boulevard鈥檚 street wall set forth in the district鈥檚 master plan. A green terrace on the podium roof hints at the project's commitment to sustainability, further enhancing the district鈥檚 commitment to sustainability. Designed to meet the highest sustainable standards, it provides a light and airy office experience while meeting the most stringent energy performance.
Finally, its large formal gestures shape Boston鈥檚 new skyline while the exterior design at the building鈥檚 base frames the pedestrian experience. Featuring a two-story 鈥渉igh-tech鈥 glass and stainless steel curtain wall for its lobby and atrium, the street level is anchored by a composition of glass and opaque material offering a fa莽ade.
